RÁEM Capital acts as a buy-broker, working directly for 1031 buyers throughout the entire exchange process. We act as an extension of sell- side investment firms in the NYC market. These firms bring RÁEM in to advise sellers, or potential sellers, on the exchange process and what they can expect to see in the market once they enter into an exchange. RÁEM is often brought in when a seller is uncertain if they want to move forward on a sale based on their concern and lack of knowledge of the1031 process. The majority of our clients are first time 1031 exchange buyers so educating them on the process and answering questions and concerns in relation to the exchange is our priority. We bring our expertise and knowledge of the 1031 space to our clients and walk with them through the entire process from start to finish. At RÁEM Capital, we concentrate on identifying, negotiating, conducting due diligence, financing, and purchasing for our 1031 exchange client base. Our core focus for 1031 exchanges are Single Tenant Net Leased Assets.
As part of our suite of services, RÁEM Capital reaches out to our network of brokers, developers, investors as well as family office relationships to identify opportunities that could complete the clients 1031 Exchange. After analysis of each property that has been identified as a potential fit for an exchange, RÁEM Capital will conduct the initial property visits for clients when needed.
The advisory nature of our business allows us to help our clients obtain properties that will work within their risk parameters as well as to keep a focus on their end goal whether it be cash flow, long term lease structure, or an asset with very little management/maintenance. Through an ongoing relationship with our clients throughout the 1031 process, we work to create an investment mandate that meets our clients strategic investment goals. RÁEM Capital's typical 1031 exchange parameters are commercial properties throughout the United States in the $2-$20MM range. Through our extensive network of relationships with developers, commercial real estate investors, brokers, REITs, and family offices, we are able to bring opportunities to our clients and successfully complete their exchanges.
Lara comes from a diverse financial services background and has been engaged in a variety of financial transactions for over 15 years. Lara has a superior track record in client/investor relations in addition to managing high-level international relationships with large financial institutions, pensions, endowments, and prominent high net-worth individuals.
Prior to RÁEM Capital, Lara was focused on assisting her clients with the purchase and sale of investment properties both locally in the New York Metropolitan area and nationwide, most specifically, single tenant net leased properties and shopping centers, many of which were 1031 exchanges. Additionally, Lara has leveraged her Wall Street relationships and worked on several large capital raises for clients.
Emily's international background in sales and trading, having worked in London, Sydney and here in New York City in the Investment Banking world lends itself naturally to the services that she now provides to her clients. Emily has a strong performance history in investor relations and sales while representing clients on the purchase and sale of investment properties nationwide; having closed deals in Georgia, Illinois, Oklahoma, Texas and New York to name a few. Her primary focus is the advisory and acquisition of single tenant net leased properties and retail shopping centers.
